John Spain Associates were engaged by Green Property Ventures, on behalf of the Receiver, to provide planning consultancy services for the redevelopment of the Burlington House site for a modern office development.
John Spain Associates provided planning consultancy services, managed and coordinated the inputs of the various design team members, whilst advising of all relevant Development Plan policies and objectives, and led consultations with the Planning Authority in relation to the redevelopment of this strategic site.
A planning application for the scheme was submitted to Dublin City Council in June 2013. A further information request was issued by the Council in August 2013 and a final grant of permission was received in December 2013.
The permitted development provided for the demolition of the existing five storey office building, which has a GFA of approximately 8,500 sq.m, and the provision of a high quality modern office building. The proposal is for a five storey office building over two levels of basement, with office accommodation at upper basement level and parking and ancillary facilities at lower basement level. The approved gross floor area of the office building, including basement car parking, is 22,815 sq.m.
