Overview
JSA Planning acted as planning consultants on behalf of Royalton Group for a Large-scale Residential Development project at St. Vincent’s Hospital, Fairview, Dublin 3.
JSA Planning Role
The project involved securing planning permission for:
- 779 residential units
- A new hospital facility dedicated to mental health services
- The hospital comprises a state-of-the-art, part two and part three-storey building with a total gross floor area of 7,188 sq.m.
- JSA successfully addressed planning challenges, including compliance with Z12 and the new Z15 zoning objective for “Institutional Land.”
A detailed pre-application process was undertaken with Dublin City Council before lodging the application.
Outcome
A notification of decision to grant was issued by the Planning Authority within 8 weeks of lodgement. Following third-party appeals, An Bord Pleanála granted permission in 16 weeks, enabling delivery of this significant mixed-use development.
