Overview

The Digital Hub is an Irish Government initiative to create an International Digital Enterprise Area in Dublin’s city centre. The Digital Hub lands comprise approximately 9 acres adjoining the Guinness Brewery in the Liberties/Coombe area within the historic core of Dublin City. This regeneration project involves a 1.49‑hectare site north of Thomas Street and delivers a major mixed‑use scheme including: 17,366 sq.m of digital office floorspace, 2,366 sq.m of commercial floorspace, 1,578 sq.m of retail, 273 sq.m of cultural floorspace, 240 sq.m of office floorspace, a 181‑bedroom hotel, accommodation for 675 students, a bank, and the refurbishment of a protected Windmill to provide cultural floorspace and a restaurant.

JSA Planning Role

John Spain Associates were appointed by P. Elliott & Co. Ltd. as planning consultants to provide full planning advice and coordinate the preparation of an Environmental Impact Statement (EIS) for the development. JSA advised on all planning considerations affecting this key inner‑city site, including digital office, hotel, student residential, office and retail/commercial elements.

Outcome

JSA supported the successful delivery of a comprehensive planning application for one of Dublin’s most significant regeneration opportunities, enabling the advancement of a major mixed‑use scheme that contributes to employment, innovation and urban regeneration in the Liberties area.
