Overview
JSA Planning were appointed as part of a multidisciplinary team to develop a masterplan and provide planning consultancy advice for the Bolands Mills site at Grand Canal Dock, Dublin 4.

JSA Planning Role
JSA collaborated with architects and other consultants to prepare a masterplan for the site and engaged with Dublin City Council during the drafting of the Planning Scheme. Their role focused on promoting an appropriate scale and intensity of development, ensuring the inclusion of high-rise buildings and maximizing commercial land use within the SDZ Planning Scheme.
In December 2014, JSA submitted a planning application for the restoration of five original mill buildings and the construction of two landmark office blocks and one landmark residential block. This was the first major application under the fast-track Grand Canal Docks and North Lotts SDZ Planning Scheme.
Outcome
The completed Bolands Mills project at Ringsend Road and Barrow Street, Dublin 4 is an outstanding example of placemaking and design and a unique urban environment which has transformed a c. 1.1 hectare urban brownfield site to provide c. 28,000 sqm of office space for Google’s headquarters, a community / cultural building, 46 no. reduced rent residential apartments, as well as a range of retail, leisure and commercial uses at ground level throughout the scheme in combination with a high quality landscaping strategy and reuse and revitalisation of 4 no. protected structures for sustainable, long term use.
