John Spain Associates acted as planning consultants on behalf of Royalton Group for a Large-scale Residential Development project at St. Vincent’s Hospital, Fairview, Dublin 3, which resulted in the successful grant of planning permission for 779 residential units, a new hospital facility and all associated development.

The extensive project included the construction of a new state-of-the-art, part two and part three storey hospital building, with a total gross floor area of 7,188 sq.m. The new hospital will be dedicated to mental health services.

The application successfully addressed various planning challenges including compliance with the Z12 and new Z15 zoning objective “Institutional Land” requirements.

Following a detailed pre-application process with Dublin City Council, a notification of decision to grant was issued by the Planning Authority 8 weeks from lodgement of the application. Following third party appeals, An Bord Pleanála granted permission in 16 weeks.
