Overview
JSA Planning were appointed by Green REIT as part of a multi-disciplinary team to prepare a planning application for the redevelopment of 4–5 Harcourt Road. The project involved the demolition of an existing 20th-century office building and its replacement with a contemporary part seven- and part eight-storey office building designed by Scott Tallon Walker Architects.

JSA Planning Role
JSA coordinated the planning application, supporting the design and planning strategy for the proposed building. The scheme features a striking modernist architectural approach, including a five-storey massing cantilevered above a generous ground-floor entrance plaza fronting Harcourt Road. The entrance plaza includes a prominent sculptural piece by artist Eilis O’Connell, integrated into the public realm design.
Outcome
JSA facilitated the successful advancement of the planning application, enabling delivery of a high-quality modern office development that enhances Harcourt Road’s architectural character while contributing new public realm features at street level.
