John Spain Associates were engaged by GEM Group, as part of a multi-disciplinary team,
for Phase 1- The Willows residential development (c. 220 no. houses), and a subsequent SHD
application for which permission was secured from An Bord Pleanála for 913 no. residential
units (including houses, duplex units and apartments), a neighbourhood centre, including 2
no. retail units, a café / restaurant unit, a primary healthcare / gym, a community facility and
a childcare facility, associated open space, internal roads, cycle and pedestrian
infrastructure, and services. The developments also included the delivery of sections of the
Dunshaughlin Outer Relief Road.

John Spain Associates also helped secure an LRD permission from Meath County Council
for amendments to the permitted development to provide for modifications to the permitted
residential units, neighbourhood centre and childcare facility.
