The change of use of most of the existing Findlater House from office and educational use to use as a hotel, with a café use at ground floor level, the addition of 1 no. storey for extra hotel accommodation and revisions to and refurbishment of elevations, including new façade treatment and signage.
The development will make an important contribution to improving the character and appearance of this part of O’Connell Street, will promote footfall at this location, and will make a positive contribution to the vitality and viability of the city centre as a whole.
John Spain Associates were engaged by Findlater House, to provide planning consultancy services for the change of use and refurbishment of Findlater House for a modern hotel use.
John Spain Associates provided planning consultancy services, managed and coordinated the inputs of the various design team members, whilst advising of all relevant Development Plan policies and objectives, and led consultations with the Planning Authority in relation to the redevelopment of this strategic site.
A planning application for the scheme was submitted to Dublin City Council in August 2013. A notification of decision to grant planning permission was issued by Dublin City Council in the 8 week period in October 2013. John Spain Associates prepared a response to a third party appeal. An Bord Pleanala issued a decision to grant planning permission in March 2014.
