Overview
JSA Planning led the planning efforts for the redevelopment of Blocks 2 and 7 at Spencer Dock, transforming this former industrial area into a thriving mixed-use hub within the North Lotts and Grand Canal Dock SDZ.

JSA Planning Role
JSA secured planning permissions in 2017 and 2018 for the redevelopment of Blocks 2 and 7. Block 7 includes a modern commercial office and hotel complex, while Block 2 delivers an aparthotel and residential scheme with 320 residential units and a 106-bed aparthotel. JSA also supported significant public realm enhancements, including new pedestrian-friendly streets, green spaces, and public plazas, contributing to a more vibrant and accessible Docklands environment.
Outcome
The redevelopment introduced approximately 66,599 sq.m of commercial space and hotel facilities in Block 7, alongside major residential and aparthotel accommodation in Block 2. Enhanced communal spaces, parks, and recreational areas have balanced urban density with high-quality open space. JSA’s collaborative work with Dublin City Council ensured alignment with the SDZ Planning Scheme, contributing positively to Dublin’s long-term urban evolution.
